What management covers
Every one of these is a screen you get a login to, not a promise in a brochure.
Every payment recorded against the tenancy it belongs to, with the method and the reference that makes it findable a year later. You see what came in, what is late, and what it netted after costs — not a number you have to take on faith.
A request is logged from when written notice was received, not from when somebody got round to typing it in — a request entered three days late is already three days into its window. The deadline is on the screen before it is missed.
The twenty-one days run from possession, and the statement has to be full and specific. This is the most expensive piece of paperwork in residential management, and it is the one most often sent late.
Your tenant reports a fault and gets a receipt for it. You get the same record from the other side, with the statements attached. Nothing that matters lives only in somebody's text messages.
